Banks in India use a simple but multi-factor formula to decide how much home loan you qualify for:

1. Net Monthly Income

Most lenders allow an EMI of up to 50–60% of your net monthly take-home pay (after taxes and existing deductions). This ratio is called the FOIR — Fixed Obligation to Income Ratio. So if you earn ₹80,000/month take-home and have no other EMIs, your maximum eligible monthly EMI is around ₹44,000–₹48,000.

2. Existing EMIs and Obligations

Any existing loan EMI (car loan, personal loan, credit card minimum due) directly reduces your eligible home loan amount. Banks subtract these from your available monthly repayment capacity.

3. CIBIL Score

This is critical. A score of 750+ gets you the best interest rates and the highest approval probability. Scores between 700–750 are acceptable but may attract a 0.25–0.50% higher rate. Below 700, many banks will decline outright, though select NBFCs and housing finance companies (HFCs) may still consider your application.

4. Age and Loan Tenure

Younger applicants (25–35) can avail longer tenures (up to 30 years), which lowers the monthly EMI and increases the loan amount you qualify for. Banks typically want the loan to be fully repaid by your retirement age (60–65).

5. Employment Stability

Most banks require a minimum of 2 years of total work experience and at least 6 months with your current employer. Some banks require 1 year with the current employer for salaried applicants.

Clear existing debts. Paying off a car loan or personal loan before applying directly increases the EMI you're eligible for — and therefore the loan amount.

Increase your loan tenure. A 25-year tenure gives a lower EMI than a 15-year tenure, making a larger loan feasible on the same income. You can always prepay later.

Improve your CIBIL before applying. Even 3–6 months of clean repayment history can move you from 700 to 750+, unlocking better rates. Avoid multiple loan inquiries in the same period.
